Finalists in Best Bed & Breakfast at the Norfolk & Suffolk Tourism Awards, The Old Rectory B&B, Kessingland, near Southwold, Suffolk is a beautiful Grade 2 listed, late Georgian, Bed and Breakfast set amidst two acres of award-winning gardens for you to explore and enjoy. We are rated 5 Star with a Gold Award, by Visit England, and hold a Breakfast Award for the range and quality we offer.

Each of our rooms are tastefully decorated and furnished with antiques in keeping with the property and all bathrooms have a power shower.

Room 1 - The Master Bedroom:

The huge Master Bedroom, at The Old Rectory, is tastefully decorated in dusty pink with a King Size bed dressed to impress. Relax on the comfortable suite in the triple aspect bay window and enjoy the views down onto the stunning gardens. The room has a TV, Freeview, DVD player, radio alarm clock, hair dryer and a dressing room.

You will find a fruit bowl, chocolates and a well-stocked hospitality tray for your enjoyment. The soft fluffy robes and slippers will help you unwind. The large en suite shower room, with its array of towels and toiletries, adds to your comfort and makes this the perfect place to stay.

Room 2 - Double Bedroom:

This good size Double Room is decorated in sumptuous red and gold. The stunning wooden bed is piled with pillows and cushions for your comfort. The view from your window is of the formal garden where you can often see pheasants strutting around and Muntjac deer grazing.

The comfortable sofa TV/DVD Player offers a cosy alternative to the garden. A well-stocked hospitality tray, fruit bowl and chocolates all help to enhance your stay. Soft fluffy robes, slippers, towels and toiletries in your en suite shower room complete the experience.

Room 3 - Twin or Super King Sized Room:

This pretty blue room can be either made up as Twin Singles or as a Super King size bed. It has views over the front formal garden and rockery. A great place to wake up and watch the muntjac squirrel and birds galore. Coastal watercolours of the area and original photos of Southwold give this room a tranquil nautical feel. Relax on the sofa and enjoy the TV/ DVD player or make the most of the well-stocked hospitality tray, fruit bowl and chocolates. A Hair dryer, bathrobes and slippers are all on hand to make your stay as stress-free as possible. This room has a private, separate very large luxury bathroom with the "wow factor". The large welcoming bath and separate power shower are just what you need at the end of a busy day".

Our breakfast options are extensive, varied and served in our beautiful dining room at a time to suit you. Food and produce are sourced locally.

Kessingland is the most easterly village in Britain probably best known for its long wide beach and its wildlife park.

Southwold is just 10 minutes away by car and we have a great, regular bus service too, however, tide depending, you can also walk there along the beach; a healthy hike after a substantial breakfast!

By Road:
Turn off the A12 at the roundabout signposted for Africa Alive, continue past the park entrance, water tower and church. Continue down Church Road and look out for the triangular horse and rider sign. Our drive way is situated opposite the sign down a private drive.

By Public Transport:
For those using public transport, Lowestoft offers a local bus service. Regular local buses run from Kessingland to Southwold and surrounding areas including Lowestoft where there is a main overground train line.
